“The property at this location is presently designated as Rural Settlement 1/1 (RS 1/1) on the County Comprehensive Plan Future Land Use Map (FLUM) and it is currently zoned A-2 (Farmland Rural District).

It is located within the Sunflower Trail Rural Settlement.
It currently would permit low-density residential use (1 unit per 1 acre) and various rural or agricultural uses.
The proposed Vision 2050 update to the comprehensive plan would not alter the Rural Settlement designation of RS1/1. The new proposed zoning district for this property would be T2.3 (Low Density Ag, Small lot). The uses allowed on this property will remain primarily residential and agriculture-related.

Potential commercial or business uses will be limited to agriculture-related uses and some uses allowed by special exception, such as bed and breakfasts, campgrounds, day care centers, and religious institutions.

The “Zoning in Progress” Ordinance suspends the acceptance of new applications for rezoning (Planned Development and conventional rezoning requests), Future Land Use Map Amendments, and Special Exceptions (processed through the Zoning Division). The “Zoning in Progress” Ordinance is set to expire after 6 months from the effective date unless earlier repealed or extended. If a rezoning or Future Land Use Map amendment is still needed after Vision 2050 / Orange Code adoption, applications can be submitted at that time and after the “Zoning in Progress” Ordinance expires or is repealed. This ordinance will remain effective through October 2024.”
